THECHNICAL SPECIFICATIONS FOR 4-BEDROOM VILLAS

	Technical Specifications 1- Walls will be double brick or insulated bloks and Damp proof course. 2- Internal walls will have synthetic internal paint on 2 layers of plaster. 3- External walls will have external paint on 2 layers of plaster. 4- All internal floors (kitchen, lounge, bedrooms, stairs, halls, shower and bathrooms) will have ceramic, W.C. and kitchen walls will have ceramic tiles. 5- All external floors (balconies and terraces) will have ceramic tiles. 6- Electrical system installation will be in acordance with the project and British standarts. (To include power points, T.V. point, telephone points) 7- External doors and windows will be of white double glazed aluminium windows or UPVC. 8- Water and sanitary system installation will be acordance with the project and will comprice a 3 ton water tank with solar panel system, an electric water heater. 9- Iron balustrades to terraces. 10- If there is any additional cost involved by using materials other than those specified and allowed for in the price, than this cost is borne by the Purchaser. 11- At progresing stage of construction any amendments required to be made is extra and its consideration will be paid by the Purchaser.
	Payment Terms i. %20 of total amount payable within 15 days from the date of this contract. ii. %20 of total amount payable upon completion of concrete works. iii. %20 of total amount payable upon completion of walls and plastering works. iv. %15 of total amount payable upon completion of flooring and wall tiling. v. %10 of total amount payable upon fitting of internal doors, kitchen units, bedrooms cupboards, completion of roof tiling and glazed windows. vi. %10 of total amount payable upon completion of fitting W.C., bathroom units and completion of swimming pool, landscape and garden walls. vii. %5 of total amount payable after the inspection and handling over the keys.
